What is the process for applying for a rental property?
All occupants 18 and older must fill out our online application. Applicants are approved based on a scoring process that is fair and consistent to comply with Fair Housing Regulations. Occupant must view the property before applying. After the time of showing, occupant must go to the PMI Riverside website, click on the property they viewed, and press “Apply Online”. All applicants must fill out petscreening.com, even if they do not own a pet. -
What are the qualifications for renting a property?

How long does it take to process a rental application?
It takes approximately 1-2 business days to process a rental application, depending on multiple different factors, such as the amount of applications received, and the time it takes to have the previous landlord fill out the verification request. -
Will our security deposit be refundable?
Yes, all security deposits will be refundable provided the tenant leaves the rental property in the exact same condition (or better) that the rental was left in. -
How do I report a maintenance issue, and how quickly will it be addressed?
To report a maintenance issue, you have to log in to your 24/7 online portal and place a work order. The work order will be addressed as soon as PMI Riverside obtains the owner’s approval. If the maintenance issue is an emergency, we ask that you please call/text us ASAP, that way we can get the process started before a work order is even placed. -
What utilities are included in the rent?
Utilities will not be included in the rent unless otherwise specified on the listing. -
What is the pet policy?
Not all owners allow pets in their properties, so the pet policy will vary from property to property. We typically will allow 1-2 small pets granted owner approval. -
What is the process for renewing or ending my lease?
You will be sent an email letting you know that your lease end date is coming up, as well as if the owner wants to raise the rent or not. Soon after, you will receive a phone call from your designated property manager, asking whether or not you want to renew your lease. From there, they will explain the entire process to you, and make it very easy to either renew or end the lease agreement. -
Can I make modifications to the property?
Please do not make modifications to the property unless you receive approval from your designated property manager. If you would like to install certain things at your property, they must not look like they were there at the time of move-out (meaning you have to remove, and touch up / spackle). -
How do I pay rent, and are there late fees for missed payments?
Paying rent is done online through your 24/7 portal. The portal makes rent payments a lot easier, and saves you hours of time. Late fees for missed payments start on the 6th of the month, and is a percentage of the rent + $10 each day you are late. -
Are renters’ insurance policies required?
We require all renters to get liability insurance of up to $100,000. -
Can I sublet my home or have long-term guests?
You are not allowed to sublet your home under any circumstances. If you would like to have a long-term guest / roommate, you must first talk to your designated property manager, and have them let you know whether or not that would be approved.
